According to State laws, we must have an annual meeting with a quorum. We had 21 lots represented at the September 25th meeting and we needed at least 39. We must continue to schedule meetings until we achieve the quorum requirement. Scheduling a meeting involves a lot of time and expense for the Woodmoor Barn, the mailing, and the food. Please consider this and come to the meeting. We really need you to attend and we will strive to keep the meeting focused and brief
The Covenants are up for renewal for filings I and II in 2010. There are a total of 124 lots: 63 in Bent Tree I and 61 in Bent Tree II.
We are soliciting your input. What changes should we make? We need volunteers for the committee and subcommittees to help us work through the issues and legal constraints. We are fortunate to have an attorney, Mike Mastrodonato, who is a Bent Tree homeowner heading up this committee. We will be looking for volunteer representation from all filings because the rewrite will affect all filings. There is going to be a lot of work to do. We need to research and fold in the current rules and regulations, and State statues. Most important are the needs of the owners on issues like what do we do about parking, what do we do about the ACC not reporting through the BOD, what about the height of weeds on a lot? Then there are State mandates like no shake roofs that need to be updated in the Covenants. The list goes on and on. Too much for just a few people to address, we expect we need around 10 committee members to address the work. If we can split up the load and everyone take a smaller piece, the work will be more of a representation of all and it will go quicker.
ISSUES THAT YOU FEEL STRONGLY ABOUT NEED TO BE GIVEN TO THE COMMITTEE IN WRITING. Either for keeping the Covenant the way it is, or for identifying a need to change. If there is a change you want to see made, suggest wording for the change or at least a solution. An example would be “I want to see wording to change the Covenants to allow only one car to be parked outside of the garage at any one time. The vehicle needs to be operational and of acceptable appearance so it doesn’t look out of place in a well groomed neighborhood. During the day there may be several vehicles up to 4 parked on the pad or driveway but only one overnight unless approved by the CCC. There should be no parking on the street.” This is just an example; please bring your issues to the meeting in writing. The list can be as long as you like. All issues will be considered in the rewrite.
A timetable is being worked on. The more volunteers, the more time everyone will have to review the documents and more time for all homeowners to review and express their wishes before voting. PLEASE BE AN ACTIVE VOLUNTEER. Email me at duanefitch@earthlink.net to volunteer.
